What Mold?

 

These tests were conducted three months after visible water intrusion had been patched. Elimination of significant moisture causes mold to become dormant, as does seasonal changes. In addition to waiting for the optimum time to NOT find a mold problem to approve testing, Ryan Homes customer service appeared just prior to this testing, and left doors open for over ten minutes which helped equalize contamination levels, which further skewed test results. Still mold levels tested significantly high, and allowed a long needed attempt at mold remediation.

Up to this point. Ryan Homes customer service saw no reason to remove known water damaged drywall, stating 99% of the time water intrusion does not cause mold on drywall. Such false or contradictory statements caused a healthy mistrust of Ryan Homes customer service. Ryan Homes' homeowners manual advises water damaged drywall must be quickly removed because mold can form in 24-48 hours and potential spread into a contamination problem. The homeowner in this case was/is highly sensitive to mold due to known mold allergies, and symptoms were clearly evident.

Both Stachy and Chaetomium also appeared in separate swab tests not shown here. Air sampling only exposes airborne molds at the time of testing, which has shown to be variable and conditional in mold analysis. In this editors opinion, and that of other experts, air sampling alone cannot determine the full extend of a mold contamination problem in a home.
